The investment thesis

WuWei Village is a share-based, land-backed regenerative development in the Tzununá Valley overlooking Lake Atitlán, Guatemala. We are transforming a 3-hectare parcel into an integrated, revenue-producing village that combines residences, a retreat center, hospitality rentals, agroforestry, and wellness enterprises.

Investors acquire proportional ownership in the Sociedad Anónima holding company that owns all land and village assets. As capital is deployed into tangible infrastructure and income-generating enterprises, the underlying asset base strengthens and share value reflects that growth.

Phase 2 represents the project's most strategic entry window — where core infrastructure activates diversified revenue streams and materially reduces early-stage development risk.

Why WuWei is different

  • Collective ownership: Our 200,000-share model aligns all investors with collective growth. Land, residences, and enterprises appreciate together — prosperity is shared, not extracted.

  • Permanence over transience: Across Lake Atitlán, retreat centres offer powerful but fleeting experiences. WuWei is designed for permanence — a living community where belonging is built, not rented.

  • Proven execution:  Phase 1 is complete. Land secured, infrastructure installed, three homes built and inhabited, agroforestry in production. The highest-risk stage has passed.

  • Land scarcity: WuWei controls one of the largest continuous parcels in Tzununá — a region defined by rising international demand and severely limited available land. Scarcity provides structural protection and long-term value stability.

  • Regenerative as value driver: Natural building, syntropic agroforestry, renewable energy, and water recycling enhance both ecological and financial vitality. Every improvement strengthens the land, community, and investment simultaneously.

Shareholder benefits

Beyond financial returns, WuWei shareholders enjoy:

  • Preferential access and discounted rates for retreats, rentals, and community events from day one
  • Shared growth in resilient assets — as retreats, rentals, and eco-tourism income is reinvested, shareholder value compounds
  • Stability in uncertain times — a stake in regenerative land, housing, food production, and energy sovereignty
  • Belonging to a values-driven community — not just an investment, but participation in a vision

Investor voices

Stefan Bird picture

WuWei has everything I look for in a values-aligned real estate investment — a strong team, a scarce and beautiful location, a clear development roadmap, and a community model that I actually want to be part of. This is the kind of project that doesn’t come around often at Lake Atitlán or anywhere for that matter.

Wu Wei Village is a beautiful place, and I’m fascinated by everything Silvere and Monica have created there in such a relatively short time. I think that projects like this, with their focus on reconnecting with nature, permaculture, and community, will become increasingly important in the future. It’s an absolutely worthwhile and supportive project.

Investing in WuWei was an easy decision. It perfectly combines a rare, breathtaking location at Lake Atitlán with a forward-thinking vision for community and sustainability. The project stands out because it isn’t just about developing land; it’s about intentionally creating a space where people, nature, and innovation come together seamlessly. What sets WuWei apart is the team’s commitment to high-quality execution and building a resilient, long-lasting infrastructure that honors the local environment while setting a new standard for modern community development.

Being an owner-investor in WuWei truly enriches my mind, body, and soul. It is a lucrative investment that I believe in— one that allows me to live in and deeply connect with lush, beautiful nature while prioritizing integrity, love, care for the Earth, and the well-being of not only the WuWei community, but also the greater community around us. I am proud, grateful, and excited to be part of WuWei, and deeply thankful for the sense of purpose it has brought to my life.

How WuWei is structured

WuWei Village operates as a Sociedad Anónima (S.A.) under Guatemalan law — a proven corporate structure overseen by 25 years of experienced local legal counsel. Investors acquire shares in the holding company that owns all land and assets. There are no foreign ownership restrictions in Guatemala.

Exit options include share resale at appreciated value to future aligned investors, long-term holding, or future buyback mechanisms. Shareholders are asked to hold for a minimum of five years to support development stability.
