The Land

WuWei Village is nestled in the lush landscapes of Tzununá, on the northern shore of Lake Atitlán — known locally as the Valley of Hummingbirds. Our 3 hectares of land are nourished year-round by a flowing river that provides naturally filtered drinking water. The fertile volcanic soil supports abundant food forests, permaculture gardens, and native trees. A communal lawn serves as a gathering space for connection and celebration.

Three beautifully crafted homes already stand on the land, built using natural materials — bamboo, limestone, cypress, and handcrafted teak. Each one is a testament to what is possible when architecture works with the landscape rather than against it. More are on the way.

The sacred natural assets

WuWei Village stewards three pristine waterfalls, each within a 30-45 minute hike from the village. The crown jewel is a 45-meter jungle waterfall — one of the tallest and most untouched in the region, framed by old-growth forest, crystalline pools, and biodiversity corridors. A second and third waterfall offer accessible spaces for swimming, ceremony, and nature immersion.

These are not commercial attractions. They are protected natural wonders held in permanent stewardship by WuWei Village — an irreplaceable natural inheritance that elevates the land's long-term value and deepens the village's identity as a sanctuary for regeneration.

Tzununá, Guatemala

Tzununá is a tranquil lakeside village rooted in Indigenous Kaqchikel culture. Unlike the more touristic towns around Lake Atitlán, it maintains a quiet authenticity. Locals grow maize, coffee, and medicinal plants, while international artists, healers, and permaculturists are drawn to its peaceful energy and deep connection to nature.
Lake Atitlán is world-renowned for its natural beauty and cultural richness, attracting international visitors, expats, and investors alike. The unique topography of the surrounding volcanic highlands severely limits available land — making large, contiguous parcels increasingly rare and structurally valuable.

WuWei Village was founded by a small group of people who believe deeply in a different way of living — and were willing to do the hard work to make it real. Starting in 2021 with raw land and a shared vision, we have spent five years building the foundations: securing the land, installing infrastructure, initiating agroforestry, and completing the village's first three homes.

We are not developers building for a market. We live here. We tend the land ourselves. We are building a community we intend to grow old in — and we are inviting aligned people to grow it with us.
