Stefan Bird is an advisor and investor in Wu Wei Village. He is the managing partner at Bird House Atitlan, a real estate development company on Lake Atitlan.
Stefan’s career includes construction cost estimating for diverse building types, large-scale solar projects in New England, and developing residential communities in Florida. His work integrates sustainable, resilient, and biophilic design principles, reflecting his commitment to environmentally conscious development.
Drawn by Guatemala’s rich Mayan heritage and vibrant community life, Stefan moved to Lake Atitlan two years ago to embrace the local culture and contribute his expertise to Wu Wei Village’s vision of an intentional, values-driven community. In his spare time, he enjoys connecting with nature by hiking with his dog, Tiara, participating in community events, and supporting the local arts scene. Q: What inspired you to be part of Wu Wei Village?
A: I was drawn to the vision of Wu Wei Village, which emphasizes the importance of creating a sustainable community built on four pillars: earth care, community, spirituality, and creativity. These pillars reflect our commitment to nurturing the environment and fostering a sense of belonging.

Q: Can you tell us a bit about your background in real estate development and what drew you to this field?
A: My passion for building began in childhood, creating forts and treehouses. I’ve always been fascinated by construction, starting with a wooden block set at three years old. My father, who was the Director of Environmental Protection for our county, shaped my view of sustainable development and the challenges posed by traditional real estate practices. In college, I discovered that buildings significantly contribute to energy use and emissions, which led me to pursue a degree in construction management at the University of Florida.
Q: What are some of the most impactful projects you’ve worked on in the past?
A: One standout project was the Brickell Flatiron in Miami, where I was the lead estimator. Despite the tight timeline, my team relied on my original estimate, successfully landing a bid within 1.5% of the final price. Another highlight was Bezel at Miami Worldcenter, where I led the development process, overseeing design and construction. After grad school, I directed a significant solar project in Maine, which aligned with my commitment to creating projects that benefit profit, people, and the planet.
Q: How has your experience in real estate development influenced your approach to sustainable or eco-conscious projects?
A: My diverse expertise allows me to integrate finance, design, and engineering into sustainable projects. At MIT, I learned about Biophilic Design, which focuses on incorporating nature into our built environments. This approach enhances human health and well-being, reflecting my belief that well-designed spaces should improve our experiences.

A: I moved to Lake Atitlan a year ago to immerse myself in nature and be part of a vibrant community. A: I believe my impact will be most significant in the concept and design phases. Getting the vision right is crucial because the initial decisions affect long-term operational costs. I aim to ask challenging questions to refine the founders’ vision and ensure the project is resilient and adaptable to future needs.

A: A major challenge for intentional communities is developing a robust yet flexible vision that can evolve. Additionally, we must address resilience to extreme weather events, such as drought and flooding, to mitigate risks and enhance our recovery capacity.

A: It’s essential to define goals and values early on and consider the life cycle of materials, not just their upfront costs. My approach emphasizes the interconnectedness of systems and adaptability in design, allowing for future enhancements without major costs.

A: Intentional design requires thorough planning based on community needs. Many recent projects in Lake Atitlan have overlooked this aspect. A: Our plan is to implement a five-year master plan and openly share our strategies. We want to demonstrate that successful organizations stem from strong leadership, and we aspire for WuWei Village to serve as a model for other communities.

A: Living in Lake Atitlan aligns perfectly with my desire for a closer connection to nature and a tight-knit community. As a part-owner of WuWei Village, I am driven by the project’s regenerative focus, which reinvests value back into the community rather than prioritizing profit.

A: I aim to help build a thriving community where my family and I can flourish.
